Service Technician

The Service Technician will assist in all aspects of our properties’ maintenance, including grounds, routine repair; preventative, corrective, deferred, and emergency maintenance.

SALARY RANGE: $30,000 - $42,000
WORK HOURS: Monday - Friday, 8:00 am - 4:30 pm with after hours on-call responsibilities
REPORTING PARTY: Director of Property Management Maintenance
WORK LOCATION: Canton Office (1225 Gross Ave NE, Canton, OH 44705) and all of our properties

RESPONSIBILITIES

  • Assist and perform maintenance per service requests

  • Work with Director of Property Management Maintenance and the Property Manager to track service requests and deferred maintenance

  • Respond to emergency maintenance requests in the evenings and weekends, on a rotational basis

  • Ensure emergency requests are responded to within 24 hours of receipt

  • Perform interior/exterior walkthroughs of the homes at least annually

  • Perform Section 8 and other funder inspections

  • Assist in preparing and implementing ongoing preventative maintenance

  • Work closely with the Director of Property Management Maintenance to maintain costs

  • Work closely with Director of Property Management Maintenance and Property Manager to identify financial and operational efficiencies

  • Work with various staff teams as assigned

  • Report unusual or extraordinary circumstances regarding the properties or residents

  • Ensure courteous and efficient response at all times

  • Have thorough knowledge of EANDC company policies and policies of the properties

  • Use personal vehicle for all work orders and tasks associated with EANDC

  • Keep vehicle in good working order, and keep a valid state of Ohio driver’s license, with applicable plates and insurance

  • Diagnose and perform maintenance and repair and services, as directed, involving the following on a daily basis:

    • Electrical &Plumbing

    • A/C and Heating Systems

    • Appliances

    • Stairs, Gates, Fences, Patios, Railings

    • Tile, Carpet, Flooring

    • Shutters, Doors, Cabinets, Windows, Sliding Glass Doors

    • Door Locks, Mailboxes

    • Ceiling Leaks

    • Walls

    • Performs any additional duties assigned by supervisors

  • At EANDC we may require other duties that are not in the standard job description be performed as needed or requested by the President/CEO.

Required Skills

  • Willingness to work early morning or late night shifts

  • Willingness to work extra events

  • Ability to work well under minimal supervision

  • Capacity to take direction

  • Strong attention to detail

  • Physically capable of lifting and moving objects up to 30 pounds

  • Knowledge of Hazardous Communication Protocols and use of Personal Protection Equipment

  • Ability to use hand tools, power tools, and mechanical equipment

REQUIRED Education and Experience

  • 2+ years maintenance experience

  •  High School Diploma


Assistant Property Manager

The Assistant Property Manager reports to the Property Manager and is responsible for working with the Property Manager and residents to get the property management work completed at this site.

SALARY RANGE: $24,000 - $28,000
WORK HOURS: Monday - Friday, 8:00 am - 5:00 pm; 8:00 am - 6:00 pm one day per month
REPORTING PARTY: Property Manager (Canton office)
WORK LOCATION: Canton Office (1225 Gross Ave NE, Canton, OH 44705)

RESPONSIBILITIES

  • Prepare and edit correspondence, communications, presentations and other documents

  • Maintain customer confidence and protect operations by keeping information confidential

  • Prepare reports by collecting and analyzing information

  • Design and maintain databases, including back up processes

  • Maintain inventory of office supplies and operation of equipment

  • Arrange and coordinate application and re-certification appointments

  • Provide personal assistant services to the Property Manager

  • Manage photocopying, scanning and faxing activities

  • Ensure that all departmental deadlines are met

  • Prepare leases and perform data entry for move-in

  • Perform data entry for re-certifications

  • Maintain resident statements and accept payments

  • Post payments, late fees and maintenance charges

  • Open and close work orders

  • Prepare and submit payables to Akron office

  • Prepare bank statements and maintain records of deposits

  • Prepare and issue 3-day notices

  • Prepare files for submission to attorney for eviction

  • Prepare files for Property Manager prior to court eviction

REQUIRED Education and Experience

  • 3+ years experience as a Property Manager

  • High School Diploma or equivalent

  • Associates Degree or better preferred

  • Valid Ohio driver's license, reliable transportation and a good driving record

  • Proficiency in Microsoft Office
